Application advice

5 AI-generated recommendations to maximise your chances.

1

⭐ Lead your CV personal statement with explicit mention of construction consultancy-side experience, as the advert states this is a strict requirement and will be the first filter applied.

2

📊 Quantify your project delivery track record: e.g. 'Delivered a £22M luxury hotel fit out across 8 floors, completing 3 weeks ahead of programme and 2% under budget'.

3

🎯 Highlight any MRICS, MCIOB or MAPM chartership status (or progress towards it) prominently in your qualifications section, as the advert lists this as a preferred differentiator.

4

🏨 Dedicate a skills or sector experience section to luxury hospitality and high-end commercial fit out specifically — generic construction PM experience will not stand out against candidates with sector-specific portfolios.

5

🤝 Include a bullet in each relevant role demonstrating client-facing responsibilities, such as chairing client progress meetings or managing international client relationships, as the advert repeatedly emphasises client-facing capability.

Dear Hiring Manager,

Brandon James's search for a Senior Project Manager within a leading global construction consultancy's fit out and hospitality team is precisely the next step I have been targeting. With a strong background in construction consultancy-side project management and direct experience delivering luxury hotel and high-end commercial fit out schemes, I am confident I can contribute from day one to the quality of delivery your clients expect.

My background in managing complex fit out projects — from procurement strategy and contract administration through to programme oversight and client reporting — has equipped me to handle the multi-stakeholder environments that characterise prestigious hospitality and workplace schemes. I have administered JCT contracts on projects valued at over £15M, chaired regular client progress meetings with international occupiers, and mentored junior project managers through their first major delivery roles.

1Question

Tell me about a time you delivered a complex project under significant programme pressure — what did you do to keep it on track?

Situation: A 180-bedroom luxury hotel refurbishment in Mayfair fell 4 weeks behind programme after a specialist joinery contractor went into administration mid-delivery. Task: As lead project manager, I needed to recover the programme without triggering liquidated damages or compromising the client's pre-agreed opening date. Action: I immediately convened an emergency design team meeting, resequenced the remaining works across 3 active floors, and procured a replacement joinery contractor within 8 days using our pre-approved supply chain. I introduced daily site progress calls and revised the master programme with a 2-week float buffer. Result: We achieved practical completion on the original date, the client opened on schedule, and the final account was settled within 1.2% of the contract sum.
2Question

Describe a situation where a key client relationship was at risk. How did you manage it and what was the outcome?

Situation: Midway through a £12M high-end office fit out for an international financial services client, a series of design changes led to a £380,000 cost overrun that had not been communicated promptly by the previous project manager. Task: I inherited the project and had to rebuild trust with a client who felt blindsided by the cost position. Action: I requested a face-to-face meeting within 48 hours, presented a transparent change control log with full cost breakdowns, and proposed a revised procurement strategy that recovered £95,000 through value engineering on M&E specifications. I also introduced fortnightly cost reports going forward. Result: The client retained the consultancy for two further fit out projects worth a combined £9M over the following 18 months.
