Application advice

5 AI-generated recommendations to maximise your chances.

1

⭐ Open your Personal Statement with explicit consultancy-side PM experience — the advert states 'You must have prior construction consultancy experience' as a hard filter, so make this unmissable in your first two lines.

2

📊 Quantify your project portfolio: e.g. 'Concurrently managed 6 live commercial fit-out projects totalling £42M GDV across Central London', as the advert stresses managing multiple projects simultaneously.

3

🎯 Highlight any MRICS, MCIOB or MAPM progress in a dedicated 'Professional Development' section — the advert lists chartership as preferred, and even 'working towards' status differentiates you.

4

🤝 Include a dedicated 'Business Development' achievement bullet — e.g. 'Secured £1.2M of repeat client instructions through proactive account management' — as BD and client growth are core to this role.

5

🌐 Reference your experience mentoring or line-managing junior staff with a concrete example (e.g. 'Mentored 3 graduate PMs, two of whom achieved MRICS within 18 months'), as team development is explicitly listed as a responsibility.

1Question

Describe a situation where you had to manage a project that was running behind programme — how did you recover it and what did you learn?

Situation: A £12M commercial Cat B fit-out in Canary Wharf fell 4 weeks behind programme after a specialist subcontractor went into administration mid-delivery. Task: As lead PM on the consultancy side, I needed to recover the programme without exceeding the agreed budget or delaying the client's planned occupation date. Action: I convened an emergency recovery workshop within 48 hours, resequenced 6 critical-path activities, procured a replacement subcontractor within 10 days and introduced weekly progress dashboards shared directly with the client's board. Result: The project completed just 9 days beyond the original date, within budget, and the client renewed their framework agreement for a further 3 years. I learned that transparent client communication during a crisis builds more trust than a smooth project ever can.
2Question

Tell me about a time you won a new client or secured a repeat instruction through proactive business development — what was your approach?

Situation: A retail occupier we had delivered a single store fit-out for had not re-engaged the consultancy for 18 months despite an active UK expansion programme. Task: I identified them as a high-value target and took ownership of re-establishing the relationship without a formal BD brief. Action: I arranged a no-agenda lunch with their Head of Property, shared a case study of three comparable projects we had delivered, and proposed a tailored framework agreement with fixed fee structures to simplify their procurement. Result: Within 6 weeks we were appointed on 4 new store fit-outs worth £1.4M in fees, and the client became our second-largest account that financial year. The approach showed me that consistent personal contact outperforms formal tender processes for consultancy growth.
