Application advice

5 AI-generated recommendations to maximise your chances.

1

⭐ Place your chartered status (MRICS, MCIOB or MAPM) prominently in your CV header or Personal Statement — the advert lists it as a preferred requirement and it signals immediate credibility to this global consultancy.

2

📊 Quantify your project delivery track record: e.g. "Delivered 4 luxury hotel fit out schemes totalling £42M GDV, all within programme and budget" — the advert explicitly requires proven experience on high-value schemes.

3

🏨 Dedicate a skills section or profile line to hospitality and commercial office fit out sectors specifically — the advert names these as the core project types and generic construction experience will not differentiate you.

4

🎯 Highlight business development wins with concrete figures: e.g. "Identified and converted 3 new client accounts generating £1.2M in fee revenue" — BD contribution is listed as a key responsibility alongside project delivery.

5

🤝 Demonstrate team leadership and mentoring experience with numbers: e.g. "Line-managed a team of 6 including 2 graduate project managers" — the role requires overseeing project teams and supporting junior staff development.

Dear Hiring Manager,

Delivering complex luxury hotel and office fit out projects at Associate Director level — with full accountability for programme, budget and client relationships — is precisely where my consultancy career has been heading. The Associate Director opportunity at Brandon James Ltd's internationally recognised client aligns directly with my background in high-value hospitality and commercial fit out project management, and my progress towards chartered status.

My background in construction consultancy project management spans the full project lifecycle across luxury hotel refurbishments and high-end workplace fit out schemes. I have led multi-disciplinary project teams, administered NEC and JCT contracts, managed procurement packages for specialist subcontractors, and maintained senior client relationships across repeat-business accounts. I have also contributed to business development by identifying new opportunities and supporting fee proposals that have grown team revenue year-on-year.

1Question

Tell me about a time you led a major project that faced significant programme or budget pressure. How did you resolve it?

Situation: I was leading a £14M luxury hotel refurbishment in Mayfair when the main contractor flagged a 6-week delay due to a bespoke joinery package held up in customs. Task: My responsibility was to protect the client's opening date for a pre-booked corporate event generating £380,000 in revenue. Action: I immediately convened a recovery programme workshop with the contractor, identified a UK-based alternative joinery supplier who could deliver in 3 weeks, and resequenced the MEP and FF&E installation programme to absorb the remaining float. I presented a revised programme to the client within 48 hours. Result: The hotel opened on the original date, the corporate event proceeded as planned, and the client awarded us a follow-on refurbishment contract worth £9M the following quarter.
2Question

Describe a situation where you had to manage a difficult client relationship on a prestigious project. What was your approach and what was the outcome?

Situation: Midway through a £11M Grade A office fit out in the City, the client's internal property director changed, and the new stakeholder disputed several previously approved design decisions, threatening a £320,000 variation claim against the programme. Task: I needed to protect the contractor's position, maintain the client relationship, and keep the project on track for a board-mandated completion date. Action: I arranged a structured review session, presented the approved change log with sign-off records, and proposed a value engineering exercise that addressed the new director's aesthetic concerns within the existing budget envelope. I held weekly one-to-one calls to rebuild trust. Result: The variation claim was withdrawn, the project completed 4 days ahead of programme, and the client rated us 9 out of 10 in the post-project survey.
