1Question

Tell me about a time you managed a complex project independently with minimal oversight — what challenges did you face and how did you resolve them?

Situation: I was assigned sole PM responsibility for a £4.2M NHS clinic refurbishment after the senior PM left mid-project, with the client expecting no disruption to programme. Task: I needed to take full ownership of design coordination, contractor management and client reporting within two weeks. Action: I immediately audited the programme, identified a 3-week delay risk in the M&E package, and convened an emergency design team meeting to resequence the works. I introduced a weekly risk register review and set up a direct reporting line to the client's estates director. Result: The project completed 5 days ahead of the revised programme, and the client awarded the consultancy a follow-on scheme worth £1.8M within 3 months.
2Question

Describe a situation where a project was at risk of going over budget. What steps did you take to bring it back on track?

Situation: On a £6M commercial office fit-out in Bristol, a series of uncoordinated design changes pushed the forecast final account 11% over the approved budget at RIBA Stage 4. Task: I needed to recover the overrun without compromising the client's specification or delaying practical completion. Action: I conducted a full change log audit, identified 9 variations that lacked formal client approval, and presented a value-engineering schedule of 14 options to the client, prioritising items with no impact on end-user experience. I also renegotiated two subcontract packages competitively. Result: The final account settled at 2.3% over budget, saving the client approximately £520,000 against the unchecked forecast, and the project achieved practical completion on the original date.
