1Question

Describe a time you had to balance enforcement action with tenant support

A single mother with 2 children had accumulated £1,400 in rent arrears over 4 months. Rather than immediately pursuing possession proceedings, I arranged a home visit to understand her circumstances. I discovered she was struggling with reduced working hours and childcare costs. I worked with her to create a realistic payment plan of £85 weekly plus current rent, while referring her to the council's financial support team and local food bank. Over 6 months, she cleared the arrears completely and has maintained her tenancy for 18 months since, demonstrating how supportive enforcement can achieve better outcomes than punitive action alone.
2Question

Tell me about a challenging ASB case you investigated and resolved

I received multiple complaints about noise nuisance from a ground floor flat affecting 6 neighbouring properties. Initial visits showed the tenant was genuinely unaware of the impact due to hearing difficulties. I arranged a multi-agency meeting with Community Safety, Adult Social Care, and the tenant's support worker. We installed carpet and sound-proofing materials through a disability adaptation grant, while establishing communication protocols using written notices. The complaints reduced by 95% within 3 weeks, and the tenant maintained good relations with neighbours. This case showed how understanding root causes leads to sustainable solutions rather than just temporary fixes.
