1Question

Tell me about a time you had to manage multiple urgent maintenance issues across different properties

During winter 2023, I faced simultaneous heating failures across 3 residential blocks affecting 45 flats. I immediately prioritised by vulnerability, arranging emergency heating for elderly residents first. I coordinated 2 heating engineers and a plumbing contractor, establishing a communication hub to update all leaseholders hourly via email and building notice boards. Within 18 hours, all heating systems were restored. The swift response prevented any health issues and resulted in commendation letters from 12 leaseholders, strengthening our management contract renewals.
2Question

Describe a situation where you had to deal with a difficult leaseholder complaint

A leaseholder disputed a £1,200 service charge for roof repairs, claiming poor workmanship. I arranged a joint inspection with the contractor and leaseholder, documenting concerns with photographs. The contractor agreed to rectify 2 minor issues at no cost. I then provided the leaseholder with detailed invoices, before-and-after photos, and a 5-year warranty certificate. This transparent approach resolved the dispute within 10 days, and the leaseholder later recommended our services to neighbouring blocks, generating £8,400 in new management contracts.
