1Question

Describe a time when you had to manage multiple urgent files simultaneously

During a particularly busy period, I had 8 files all requiring completion within the same week, including 3 chain transactions. I created a detailed priority matrix based on completion dates and potential chain risks. I scheduled daily check-ins with all parties, prepared completion statements 48 hours in advance, and coordinated with the accounts team to ensure funds were ready. I also identified one potential delay early when a mortgage offer hadn't arrived, so I contacted the lender directly and expedited the process. All 8 completions occurred on schedule, with clients praising the smooth process and regular communication throughout.
2Question

Give an example of when you identified a potential issue in search results

While reviewing local authority search results for a residential purchase, I noticed a planning application reference that wasn't immediately clear from the summary. I investigated further and discovered the neighbouring property had applied for a large rear extension that would significantly impact my client's garden light and privacy. The application was still pending decision. I immediately reported this to the client and their mortgage lender, as it could affect the property value. We negotiated a retention of £3,200 from the purchase price until the planning decision was made, which ultimately protected my client when the extension was approved.
