1Question

Tell me about a time when you had to deal with a difficult client during a property transaction

A client was frustrated about delays in their £485,000 house purchase completion, threatening to withdraw. I immediately scheduled a call to understand their concerns, discovering they hadn't received updates for 2 weeks due to a communication breakdown. I implemented daily email updates and personally called them twice weekly. I also expedited the outstanding search results by liaising directly with the local authority, reducing the typical 3-week wait to 8 days. The transaction completed successfully, and the client later referred 2 additional buyers to our firm, generating £8,400 in new business.
2Question

Describe a situation where you identified a potential issue in search results. How did you handle it?

While reviewing search results for a £320,000 property purchase, I identified an unregistered easement that could affect the client's planned extension. Rather than simply flagging it, I researched the historical planning applications and discovered the easement hadn't been used for 15 years. I contacted the neighbouring property owner and negotiated a formal easement release for £500. I prepared a comprehensive report for the client explaining the issue and resolution, which prevented a potential £25,000 loss in property value and allowed the purchase to proceed within the original timeframe.
