1Question

Describe a time when you had to manage multiple urgent files simultaneously

During a particularly busy period, I had 8 files requiring completion within the same week, including 3 chain transactions. I created a priority matrix based on completion dates and potential chain impacts. I scheduled daily check-ins with all parties, prepared completion statements 48 hours in advance, and coordinated with the accounts team to ensure funds were ready. I also identified a potential search issue on one file that could have delayed the entire chain and arranged an indemnity policy within 24 hours. All 8 completions proceeded on schedule, with clients praising the smooth process and clear communication throughout.
2Question

Tell me about a challenging conveyancing case you handled and how you resolved it

I handled a leasehold purchase where the management company had changed three times, creating confusion over service charge accounts and lease variations. The mortgage lender initially refused to proceed due to incomplete documentation. I contacted all three management companies, traced the historical records, and obtained certified copies of all lease variations and financial statements. I prepared a comprehensive report for the lender addressing each concern and arranged for the seller's solicitor to provide additional warranties. The case completed successfully after a 3-week delay, and the client was grateful for my persistence in resolving the complex title issues.
