1Question

Tell me about a time you identified a serious fault on site that others had missed — what did you do and what was the outcome?

Situation: During a routine service visit on a residential development in Abingdon, I noticed a faint smell of gas near a newly installed boiler that had already passed a previous inspection. Task: I needed to investigate without alarming the resident and determine whether there was a genuine safety risk. Action: I isolated the appliance, carried out a full tightness test, and identified a micro-leak at a compression fitting that had been under-torqued during installation. I repaired and re-tested the joint on the spot and documented the findings for the site manager. Result: The fault was resolved the same day with no service disruption, and the site manager updated the installation checklist to include a mandatory tightness test at sign-off, preventing recurrence across the remaining 18 plots.
2Question

Describe a situation where you had to manage your own workload across multiple properties in a single day. How did you prioritise?

Situation: On a Monday in a busy week, I had 6 maintenance jobs scheduled across 4 postcodes in Oxfordshire, including two boiler breakdowns reported overnight. Task: I needed to complete all visits within the working day while prioritising the households without heating. Action: I contacted both breakdown customers first thing, triaged the faults by phone to bring the right parts, and rerouted my schedule geographically to cut drive time by roughly 40 minutes. I completed the two boiler repairs by midday and finished the remaining 4 planned visits by 5 pm. Result: All 6 jobs were closed the same day, both breakdown customers had heating restored before the afternoon, and I received positive feedback from the property manager on response time.
