1Question

Tell me about a time you had to work independently on a complex maintenance issue

Situation: A major water leak developed in a university library during exam period, affecting 3 floors and threatening computer equipment worth £45,000. Task: I needed to isolate the source, minimise disruption to 200 studying students, and coordinate temporary repairs while sourcing specialist parts. Action: I quickly traced the leak to a corroded pipe joint in the ceiling void, isolated the water supply to that section, set up temporary drainage, and liaised with facilities management to relocate affected students. I sourced replacement fittings from 2 suppliers and completed permanent repairs within 6 hours. Result: Zero equipment damage, minimal study disruption, and the library reopened the next morning with full water services restored.
2Question

How do you prioritise multiple urgent maintenance requests?

Situation: During a particularly busy week, I received 12 urgent maintenance requests within 2 hours, including a heating failure, blocked drains, and security door malfunctions. Task: I needed to assess and prioritise these requests to ensure safety and minimise operational impact across 4 campus buildings. Action: I categorised requests by safety risk, number of people affected, and business impact. I addressed the heating failure first (affecting 150 office workers), then the security door (building access for 300 people), followed by the drainage issues. I communicated realistic timeframes to each requestor and updated them hourly on progress. Result: All critical issues resolved within 8 hours, zero safety incidents, and received commendation from facilities management for clear communication and systematic approach.
