5 AI-generated recommendations to maximise your chances.

1

⭐ Open your Personal Statement with your PQE level and Commercial Property specialism explicitly stated — the advert requires 6+ years PQE and this is the first filter recruiters apply.

2

📊 Quantify your caseload: e.g. 'Managed a caseload of 40+ active commercial property matters simultaneously, including acquisitions, disposals and development transactions up to £5M'.

3

🎯 Highlight experience acting for landed estates, developers and investors specifically — the advert names these client types and matching them signals immediate fit for this firm's client base.

4

🤝 Include a bullet demonstrating supervision or mentoring of junior lawyers, as the role explicitly requires a visible mentoring contribution within the department.

5

Dear Hiring Manager,

QED Legal's Senior Associate opportunity within the Commercial Property team at this well-regarded Truro firm is precisely the role my career has been building towards. With 6+ years' PQE in Commercial Property, I have developed strong technical expertise across commercial acquisitions and disposals, landlord and tenant matters, and the property aspects of corporate transactions — the core competencies your client requires.

My background in commercial property has seen me manage substantial caseloads independently, advising developers, investors and landed estate clients across regional markets. I have consistently taken on supervisory responsibilities, supporting junior lawyers through complex transactions and contributing to team development beyond fee-earning duties. I am comfortable operating with a high degree of autonomy while maintaining a pragmatic, client-focused approach that aligns with the firm's reputation for quality regional work.

1Question

Tell me about a time you managed a particularly complex or high-value commercial property matter independently — what was the outcome?

Situation: A developer client instructed me on the acquisition of a 2.4-acre brownfield site in Exeter with a target exchange date of 8 weeks, complicated by multiple title defects and an outstanding environmental indemnity. Task: I was sole fee earner responsible for due diligence, negotiation and completion. Action: I coordinated with specialist environmental consultants, negotiated an indemnity policy with the insurer, and resolved three title requisitions with the seller's solicitors within five weeks. I kept the client updated weekly with a written risk summary. Result: Exchange completed on day 54, within budget and with no post-completion issues. The client returned with two further acquisitions within six months, generating £18,000 in additional fees.
2Question

Describe a situation where you had to mentor or supervise a junior lawyer through a difficult transaction. How did you approach it?

Situation: A newly qualified solicitor in my team was assigned their first commercial lease negotiation for a retail tenant, but the landlord's solicitors were experienced and pushing aggressive terms. Task: I needed to support the NQ without taking over, ensuring they developed confidence while protecting the client's position. Action: I held a 30-minute briefing before each round of negotiations, reviewed their drafts with tracked comments explaining the reasoning, and role-played difficult calls with them in advance. I stepped in directly only once, on a break clause dispute. Result: The lease completed with all three key client priorities secured. The NQ rated the experience as their most valuable training moment of the year in their annual review, and independently led their next lease negotiation six weeks later.
