1Question

Tell me about a time you had to manage a difficult property chain

I managed a 6-property chain where the bottom buyer's mortgage was delayed 3 weeks before completion. I immediately contacted all solicitors to negotiate a 2-week extension and worked with the mortgage broker daily to expedite the application. I kept all 12 parties updated twice weekly with progress reports. When the mortgage was approved, I coordinated same-day exchange across all 6 transactions. The chain completed successfully with just a 10-day delay, saving £180,000 worth of transactions from collapse.
2Question

Describe a situation where you had to work under pressure to meet a completion deadline

A vendor needed to complete by month-end to avoid stamp duty penalties on their onward purchase. With 5 days remaining, the buyer's solicitor hadn't received mortgage funds. I called the lender 3 times daily, arranged a conference call between all parties, and personally collected documents to speed the process. I coordinated completion for the final working day, saving the vendor £4,200 in additional stamp duty and preserving their onward purchase.
