1Question

Describe a time when you had to resolve a difficult complaint from a leaseholder

A leaseholder complained about persistent water damage in their flat, claiming we were ignoring the issue for 6 months. I immediately arranged a site visit within 24 hours and discovered the problem stemmed from a faulty roof membrane affecting 8 flats. I coordinated emergency repairs costing £12,000, kept all affected residents updated daily, and arranged temporary accommodation for 3 families. The complainant became one of our strongest advocates, praising our response in the next AGM. This taught me that swift action and transparent communication can transform even the most frustrated residents into satisfied customers.
2Question

Tell me about a challenging major works project you managed and how you overcame obstacles

I managed a £180,000 external redecoration project across 4 blocks that faced resident opposition due to cost concerns. I organised 3 consultation meetings, presented 5 contractor quotes with detailed breakdowns, and negotiated a phased payment plan over 18 months. When the chosen contractor went into administration halfway through, I quickly sourced a replacement within 5 days, renegotiated terms to stay within budget, and completed the project only 2 weeks behind schedule. The development now has a 15-year warranty and residents appreciated the transparent communication throughout the challenges.
