1Question

Tell me about a time when you identified a critical Legionella risk that others had missed

During a routine assessment at a 15-storey office building, I discovered that the previous assessor had missed a dead-leg in the hot water system serving the 8th floor kitchen area. The 2-metre redundant pipe section had been installed during recent renovations but wasn't documented. Water temperature readings showed 32°C - perfect for Legionella growth. I immediately recommended isolation and removal of the dead-leg, which the client implemented within 48 hours. This prevented potential exposure to 150 daily building users and avoided regulatory penalties that could have reached £15,000.
2Question

Describe a situation where you had to explain complex technical findings to non-technical clients

I presented L8 assessment findings to a District Council housing committee comprising 8 councillors with no technical background. The 12-tower block assessment revealed 23 high-risk areas requiring £85,000 in remedial works. I created simplified visual aids showing water flow diagrams and used analogies comparing stagnant water to a garden pond. I broke down the £85,000 into priority phases over 18 months, demonstrating cost-per-resident of just £12 monthly. The committee approved the full budget unanimously, praising the clear presentation that helped them understand both risks and solutions.
