1Question

Tell me about a time when you had to provide pragmatic legal advice that conflicted with what the business wanted to hear

The retail operations team wanted to proceed with a flagship store lease in Manchester city centre despite significant structural defects I identified during due diligence. The 25-year lease at £180,000 annual rent seemed attractive, but the building required £85,000 in immediate repairs with potential ongoing maintenance issues. I prepared a detailed risk assessment showing how the repair costs would impact the first three years' profitability. Rather than simply blocking the deal, I negotiated with the landlord to contribute £60,000 towards repairs and included break clauses at years 5 and 10. This pragmatic approach allowed the business to secure the prime location while protecting against long-term financial exposure, and the store became one of our top 5 performers within 18 months.
2Question

Describe a situation where you had to manage multiple urgent property matters simultaneously

During a particularly busy quarter, I was handling 8 lease renewals due within 6 weeks, 3 property acquisitions at exchange stage, and 2 urgent dilapidations disputes. I created a priority matrix based on financial impact and deadline proximity, focusing first on the £2.1M acquisition in Leeds that risked falling through. I delegated initial dilapidations correspondence to a junior colleague while personally handling the high-value negotiations. By working extended hours and maintaining daily progress tracking, I successfully completed all 8 lease renewals, exchanged on 2 of the 3 acquisitions, and settled both dilapidations matters for 65% of the original claims. The key was clear prioritisation and effective delegation while maintaining personal oversight of the most critical matters.
