1Question

Tell me about a time you managed a challenging property transaction under tight deadlines

I handled a complex commercial acquisition where the client needed to complete within 3 weeks due to a time-sensitive business opportunity. The property had multiple title issues and required extensive due diligence. I immediately assembled a team including surveyors and environmental consultants, created a detailed timeline with daily checkpoints, and negotiated with the vendor's solicitors for expedited responses. I worked evenings to review all documentation and maintained daily client updates. Despite discovering a restrictive covenant that required last-minute negotiations, I successfully completed the £850k transaction 2 days ahead of the deadline, enabling my client to secure their business expansion.
2Question

Give an example of when you took initiative to develop business or attract new clients

I noticed our firm was receiving enquiries from technology start-ups but wasn't actively targeting this sector. I researched the local tech hub and identified 15 growing companies that would need property advice for office relocations. I created a targeted presentation about property considerations for scaling businesses and arranged to speak at a local entrepreneur networking event. This initiative resulted in 4 new client relationships within 2 months, generating £45k in fees. One client subsequently referred 3 additional start-ups, establishing our firm as a go-to advisor for the local tech community and creating a sustainable referral network.
