Application advice

5 AI-generated recommendations to maximise your chances.

1

⭐ Open your CV with a Personal Statement that explicitly states your PQE level (e.g. '4 years PQE Residential Conveyancer') as the advert requires a minimum of 3 years PQE — recruiters will screen on this immediately.

2

📊 Quantify your caseload: e.g. 'Managed a caseload of 80+ residential conveyancing files simultaneously, achieving average completion within 10 weeks' to demonstrate capacity and efficiency.

3

🎯 List the full range of conveyancing matter types you handle (freehold, leasehold, new build, shared ownership, Help to Buy) as the advert specifically values a 'broad and interesting range of conveyancing matters'.

4

🤝 Highlight any estate agent or referrer relationships you have built, as the advert calls out 'building and maintaining strong relationships with local estate agents' as a core duty.

5

🌐 Confirm your qualification type clearly (Solicitor, CILEX Legal Executive, or Licensed Conveyancer) in both your CV header and cover letter, as the advert explicitly accepts all three routes.

Letter preview — tailored to eNL Legal Recruitment

Dear Hiring Manager,

With over three years of post-qualification experience in residential conveyancing, I was drawn to this Residential Property Solicitor opportunity at eNL Legal Recruitment's Cardiff-based client. My background spans the full conveyancing lifecycle — from title investigation and SDLT submissions through to exchange and completion — across both freehold and leasehold matters, which aligns directly with the broad caseload described in this role.

My background in residential property has equipped me to manage high-volume caseloads while maintaining rigorous attention to detail and strong client communication. I have consistently built productive working relationships with local estate agents and referrers, contributing to repeat business and a positive team culture. I understand the importance of keeping clients informed at every stage of what is often the most significant transaction of their lives.

1Question

Tell me about a time you had to manage a particularly complex or problematic conveyancing transaction — what was the issue and how did you resolve it?

Situation: A leasehold purchase I was handling revealed an absent landlord and a defective lease with only 68 years remaining, discovered 4 weeks before the agreed completion date. Task: I needed to protect my client's position and keep the transaction alive without breaching the completion deadline. Action: I immediately advised the client of the risks, negotiated a 3-week extension with the seller's solicitors, sourced indemnity insurance for the absent landlord issue, and initiated simultaneous lease extension negotiations. I kept the estate agent updated daily to prevent the chain from collapsing. Result: The transaction completed 18 days later than originally planned, the client secured the property with indemnity cover in place, and they subsequently instructed me on their next purchase.
2Question

Describe a situation where a client became frustrated with delays in their transaction. How did you handle their expectations?

Situation: A first-time buyer client contacted me in distress after their purchase had been delayed by 6 weeks due to a slow local authority search return. Task: I needed to manage their anxiety, provide accurate updates, and explore options to keep the transaction progressing. Action: I called the client weekly with structured updates rather than waiting for them to chase, applied to the local authority for an expedited search at no extra cost to the client, and sourced a personal search as a parallel option. I also wrote to the seller's solicitors to agree a revised target completion date. Result: The search returned in week 7, we exchanged within 10 days, and the client left a five-star Google review citing clear communication throughout.
