1Question

Tell me about a time you had to manage multiple planning projects with competing deadlines

I was managing 8 planning applications simultaneously when 3 clients requested expedited submissions for the same committee date. I prioritised based on commercial value and statutory deadlines, focusing first on a £2.1M residential scheme with a tight land option deadline. I delegated technical assessments to junior colleagues while maintaining oversight, implemented weekly progress reviews, and communicated transparently with all clients about realistic timescales. I successfully submitted all applications on time, with the priority scheme achieving consent and generating £45k in fees.
2Question

Describe a situation where you had to influence a difficult stakeholder to support a planning proposal

A parish council was strongly opposing our client's 85-unit housing proposal due to traffic concerns. I arranged a site meeting with the council chair and 4 key members, presenting detailed traffic modelling data showing only 12% increase in peak hour movements. I proposed additional mitigation including a £75k contribution to local road improvements and revised access design. By addressing their specific concerns with evidence and offering tangible benefits, I secured their neutral stance, which proved crucial in achieving planning consent 6 weeks later.
