1Question

Tell me about a time you successfully developed new client relationships in a competitive market

When I joined my previous firm's residential team, we had limited presence with local estate agents. I identified 12 key agencies in our target area and developed a systematic approach to building relationships. I arranged monthly coffee meetings, provided market updates, and offered training sessions on legal aspects of property sales. Within 8 months, I secured preferred panel positions with 6 agencies, resulting in 45 new client referrals and £280k in additional fee income. The key was consistent engagement and demonstrating genuine value rather than just seeking referrals.
2Question

Describe a situation where you had to mentor a junior colleague through a complex property matter

A trainee was struggling with a £1.8M leasehold purchase involving service charge disputes and lease extension negotiations. I structured weekly review sessions to break down each complexity systematically. We worked through the lease terms together, I demonstrated negotiation techniques with the freeholder's solicitors, and provided templates for client updates. The trainee successfully completed the transaction within the 6-week deadline, and the client praised their communication throughout. This experience reinforced my belief that structured mentoring with hands-on guidance produces the best learning outcomes.
