1Question

Tell me about a time when you had to manage a challenging M&E subcontractor

During a £2.8M commercial fit-out, our electrical subcontractor fell 3 weeks behind programme due to design changes. I immediately called a site meeting with all stakeholders to assess the impact. I negotiated with the subcontractor to bring in additional resources over 2 weekends, while coordinating with other trades to adjust their schedules. I also implemented daily progress reviews and created a recovery programme. Through close management and clear communication, we recovered 2.5 weeks of the delay and completed the project only 3 days behind the original programme, avoiding £15,000 in potential penalties.
2Question

Describe a situation where you had to minimise project risks on an M&E installation

On a luxury residential project, I identified a significant risk when the proposed MEP route conflicted with structural elements not shown on the original drawings. I immediately organised a site survey with the structural engineer and M&E design team. I coordinated alternative routing through 3 different zones, which required re-designing the services layout. I managed the value engineering process to maintain the budget within £8,000 of the original estimate. By proactively addressing this risk early, we avoided a potential 6-week delay and £45,000 in remedial works, ensuring the project delivered on time for the client's move-in date.
